Root definition report explains the “What”, “How” and “Why”. A CATWOE analysis can help in the
development of a thorough Root Definition Report. A CATWOE analysis identifies all stakeholders in
the system being analysed.
IMPORTANT NOTES: As noted from the above discussion, in this section FIRST you require to have the
CATWOE discussed and then you will require to have the “Root Definition” written.
In this section of your assessment you are mainly focused on Step 3 of the Soft Systems Methodology
(SSM).
6. Recommendations

1. Introduction:
Meriton is a well known company in Australia which generates revenue by leasing luxurious
apartments, selling lands and financing in Victoria, Sydney, Brisbane and Goldcoast.
Furthermore, they run a chain of hotels in the cities. According to IBISWorld, from
XXXXXXXXXX, their revenue is 2.2 billion dollars, with 861 employees in four states in
Australia.
The construction company was seriously affected by the pandemic, which led all the
construction companies to go bankrupt in Australia. According to real commercial 2020, the
company suffered around $300 million loss in 2020. In 2021 Meriton faced a challenge in
selling their apartments due to Covid-19 lockdown in the country.
2. Discussion:
Systems thinking is an approach that integrates all the departments in the organisation to
work together successfully, (according to Corporate Finance Institute, XXXXXXXXXXThe
methodology of soft systems aids in identifying organisational challenges as well as
stakeholder difficulties. In order to address the challenges and problems faced within the
organisation, Peter Checkland and Brian Wilson created a few tools in 1999 and 2001. ("An
Overview of the Soft Systems Methodology," 2015).
Triguboff Poised to Bounce Back after Pandemic Disruption, 2020 mentioned that the
pandemic impacted the sales of serviced apartments and rental markets for a short term in
2020 and 2021. However, Meriton started a new plan to avoid the loss that helped the
company to gain and withstand the market during the pandemic. One of them was M
Triguboff, the company’s decision maker when he decided to change the serviced apartment
into longer term rentals for residents in the country, this inturn helped him run the business
during the pandemic without any disruptions. He also identified that there is insufficient
supply of rental properties which he saw as an opportunity to get stabilised in the market.

The rich picture shown below in Figure 1 gave me an idea on how Meriton gra

opportunities during the pandemic in Australia.

5. Conclusion:
To sum up, Meriton faced a huge challenge during Covid-19 in the initial stages. An
overnight lockdown announced by the Australian government in March 2020 impacted the
usiness. Meriton solely income was generated by the tourism, office meetings and rental
of apartments in the major cities. To overcome the issue the company offered short term
lease and long term lease to the residents who were looking for rental properties in the
gated community.

1. Introduction and Background
    System thinking provided a different way for managing the organization. It provides the concept with a unique way for approaching system behavior and approaching methodic. It provides different ways for talking and seeing the reality for thinking and understanding the way. It creates a set of tools for approaching every problem. It provides a holistic approach for different parts of the methodology. It can help in understanding the reinforcing and balancing process that causes system behavior. In the management system of the organization, it can help in adding workers to the project for running behind schedule.
Meriton Suites has a significant impact on the landscape of Australia. It is a private company that has developed, designed and built more than 76000 apartments. The company has built the tallest residential tower across eastern coast of Australia. The company offers leasing, sales and property management services along with luxury accommodation with more than 19 locations. The aim of the organization is to understand the needs of customers and provide customers with best living properties.

ent issue/problem
    In the case of Meriton Suites, the lead cost is higher than the conversion ratio. The rate of conversion is decreased when the focus is on capturing leaders rather than nurturing. At the higher lead cost and lower rate of conversion, keeping higher cost per lead can become impossible. The low quality traffic can be the major issue with low rate of conversion. This may result in the development of the wrong offer at the wrong time. The offer can become high commitment and high cost (Chen, Lassen & Møller, 2018). The other issue is related to not having a clear view of the sales process and it needs to establish a solid sales process that is required to be followed for keeping the work organized.
    The poor conversion ratio is the issue because it can create issues in managing the issue and development of the team for achieving the desired result. The trouble of approaching is getting difficult for Meriton Suites (Abc.net.au, 2022). It is required for elevating the process for focusing on the process that is related to the result. It required high-quality details over the time.
