Changes in Client Requirements
During the pre-construction stage, the client has come up with an idea of making the building more eco-friendly and hence, more requirements are rolled out. The following changes are proposed by the client.
· Eco-friendly materials
Few suggestions made by the clients is listed below. Moreover, the client is also open for use of other suggestions pertaining to green building materials
· Use mud
ick / rammed earth for the construction of walls instead of

· Replacement of steel rebars with bamboo reinforcement.
· Red mud based composite door shutters in place of timber and plywood shutters
· Use of pozzolanic materials to partially replace the cement
· Orientation of the building to achieve energy efficiency
Change the orientation of the building in such a way that it takes maximum benefit of the sunlight and wind, in order to use minimum artificial lighting and air-conditioning. The proposal is to increase the energy efficiency of the building and to decrease the dependency on HVAC system.
· Installation of Solar panels
The client is proposing to make the building 100% self-sufficient in energy production, with an option to switch to the power supply provided by the local energy company only during adverse weather and adverse conditions
· Pre-pone the date of completion
Client is proposing to move the commissioning date back by three weeks.
· Budget constraints
The additional requirements are to be accommodated only at an additional cost of 10% of the originally proposed budget.
Change in Procurement System
Originally, traditional procurement system has been adopted. In this method, a contractor with lowest bid is chosen to ensure good design quality within the given budget and completion time.
