This 2000 word report should describe and analyse the positive and negative aspects of three different procurement methods for construction projects. More modern types of procurement are recommended. Benefits and problems for the client/developer, the consultants, the builders, the subcontractors and the end-users should all be considered. The choice of the method of construction is one of the most important factors for the success of the project. Analysing requirement and characteristics of procurement system is very vital. There are many methods and techniques for the construction process but we need to understand the important components in the construction methodology. We need to understand the necessary ingredients and the positives and the negatives of each process. This report discusses 3 different types of procurement in the construction industry and also levels out the positives and the negatives of the processes. It also explains which method is useful for the success factor of what kind of construction. (Stanford, M.S. and Molenaar, K.R., 2017)Construction professionals are always keen to understand about procurement methods practiced in industry. The main types of procurement in the construction business are:

· General Contracting
· Design and Build
· Management Contracting
The other types of procurement methods which are working are given in the table below. This table specifies the function of the method and who is the active participant in each stage of the process
Construction Management:
Construction Management is one of the main methods of procurement in which the work to be done is constructed by a number of different trade contractors. There is one construction manager who is incharge of the trade contractors. The manager is the one who directs the way the things are controlled. The client is the one who appoints the trade manager and the trade manager works as the agent for the client and administers and coordinates the working of the contracts.( Naoum, S. and Egbu, C., 2015) The construction manager is the one who has a lot of experience in the construction business and the knowledge of the construction manager can be used in this case to better guide the construction workers. The contract manager is included in the design stage in order to make him/her understand the project from scratch.( Fellows, Richard F., and Anita MM Liu, 2015)
Advantages: Maximisation of control is one of the best and the most advantageous points of the construction management process. It gives a defined way to the planning, design and the construction phase. It also improves the concern between the owner and the contractor.
Generally the contractor doesn’t agree to improve the quality of the materials in the specified amount but in this type of procurement, since the relationship builds stronger, the construction manager gives his/her best to the project.( Naoum, S. and Egbu, C., 2015)
Disadvantages:
One of the biggest disadvantages is that there is no competitive bidding on the services provided by the construction manager. Hence there is no guarantee that the owner would be getting the products in the cheapest amount possible
