Brief introduction:
Catherine is the general manager at Jazdin hotel and is in the process of preparing a quarterly analysis of the hotel’s performance and operations during the period. During the year there was immense competition due to the opening of new four hotels in near radius and there was less travel due to restrictions imposed. As a revenue analyst, we have performed a detailed analysis of the hotel’s performance as compared to the previous year and one of the major competitors and tried to find out the major variances in the hotel’s performance.
Analysis of change in occupancy, ADR, and RevPAR as compared to last year:
The performance of hotels can be analyzed from various aspects such as occupancy %, RevPAR, and ADR. Each of the aspects has a different meaning and based on the performance of each aspect, the real reasons for lower or higher performance can be identified. The occupancy % can be defined as % of the number of rooms occupied out of the total number of rooms available or existing in the hotel (Thompson, G. & Sohn, H., 2009). In the cu
ent month of September, the occupancy % was 90.31% which is very close to the number of rooms available and shows that the hotel can attract a higher number of customers in the cu
ent month which is a positive financial performance indicator. During the September month of the year 2020, the occupancy rate was 71% only due to various travel restrictions and in the cu
ent month, it shows that the occupancy % has been increased by 27.2% in September month. At the YTD level, the occupancy % is 81.24% whereas, during the same period in the year 2020, the occupancy % was 69.95% which shows that during the cu
ent period as well the hotel can attract more customers during all seasons and the % is higher by 16.13%. The running 3 months occupancy % in the cu
