Interest rate for $250k loan    =    8%
Interest rate for $750k loan    =    10%
Total loan value    =    $1,000k ($1 million)
The weighted average interest rate on the debt    =    8*250/1,000 + 10*750/1,000
                            =    8*0.25 + 10*0.75
                            =    9.50%
